Raffles Residences - LOCATION
Raffles Manila will be superbly located right on Makati Avenue in the very heart of Manila's bustling commercial and financial district and the Philippines' leading business destination. Just steps from shops, entertainment and corporate offices.
Raffles Residences visitors will be more focused on the recreational amenities available to them once they have set foot on the Makati tarmac. Look left, and then look right, there are restaurants and hives of entertainment activity everywhere. Those who will be booking in for long term stays may have business in mind. So, to this end, it is important that they know where their main business centers are. Also, professionals may be focused on research work at any one of Makati’s many educational institutions.
The City of Makati
In terms of revenue derived entirely locally, the Philippine city of Makati is regarded as the wealthiest per capita. Presently, thousands of small to medium sized businesses are in operation across the city. And in the Philippine capital alone, over a thousand companies are registered to trade.
One important thing for new property investors and Raffles visitors to consider is the fact that Makati is a tax friendly area. For well over ten years now, tax rates have not been increased. And debt ratios, when they occur, are well managed. Located across Ayala Avenue, Makati Avenue and the Paseo de Roxas, the Ayala Triangle is a prime center of business within the Makati CBD.
The Business Hubs
The central business district is bounded by Gil Puyat, Chino Rocas and Arnaiz Avenues. Business hubs here are defined as villages with Bel-Air, Legazpi and Salcedo Villages being famous examples. The Ayala Triangle operates as a sub-district of the Makati central business district. Within this triangle alone are numerous multinational companies and financial institutions.
To take something away of the formal nature of such commercial spaces, the Ayala Triangle Gardens have added sparkle and refreshment for commuters with its many restaurants and popular shopping malls.
The Popular Shopping Centers
The Ayala precincts were built on land once occupied by Metro Manila’s major airport, Nielson Field, during an earlier half of the previous century. It is here that the popular shopping centers are located with household names both local and international comprising posh boutiques, customer convenience retail stores and entertainment centers.
There is also the Power Plant Mall and the Rockwell Center to turn to for everyday shopping needs and after hours or lunchtime entertainment. The Legazpi Sunday markets, popular for purveying organic products and fruits and vegetables, gourmet meal ingredients and fish, is rivaled by the Salcedo Saturday Market.
Educational Institutions
Could this then, be a case of two for the price of one? In any case, Raffles residents in their own sweet time will, more than likely be spending leisurely hours at both markets, as is the trend among twenty first century professionals. The number of educational institutions located across Makati City are just far too numerous to mention here. One institution well worth mentioning, however, is the city’s educational jewel, the University of Makati, operating on a non-profit basis. Jockeying for the attention of future professionals are the Ateneo Professional Schools and the Asian Institute of Management.
